What are the Projects in Sengkang District?
Do you know Sengkang have 10 Pte condos and 5 ECs?
Have you count in total how many units of Condos and ECs available?
5860 (condos) + 2659 (EC) = 8,519 units in total
Including BUC such as Rivertrees, La Fiesta, Jewel@Buangkok, etc.
Is it a right time to UPGRADE than downsize?
Ask yourselves, if you are HDB owner today, if you sell and buy back HDB resale, will you be able to sell HIGHER or same price in next 5years?
As LUCKY HDB owners who bought 7-10yrs ago BTO, you are able to get back HIGH cash proceeds around $200K. With this money, would you choose to go for RESALE HDB or PTE condos/ECs?
Think about it.
HDB are over-supply at this time, my opinion. As they are stabilising and may not hit high note such as $50K-$100K COV. Some reason such as no buyer willing to pay higher than Value, and buyer are smarter now, with negotiating first without value, chances to sell higher has went lower. And our newly PR have to wait for 3years then they are eligible to buy HDB. Will they choose to rent for $2500 for 3yrs or choose to buy a PTE resale for instalment around the rent rate?

Land price is still moving upwards. We as home owners have always seek to upgrade in life. We only have that many years to live, why not now? Choices may seem a lot, but did you really count how many units are there available? All are willing sellers? No way, they wanted higher and higher as BUC projects pricing are higher these days. What really stopping the price to go higher is our Cooling Measures n TDSR.
